Description
This study attempts to detect the important factors of residential location choice in the urban area of Monywa Township by both descriptive and inferential statistics using conditional logit models. Required data were collected by using the method of stratified two-stage cluster sampling. First, descriptive statistics were used to point out the important factors, and then, the conditional logit model for entire sample was estimated. According to the results, age, sex, educational level of heads of household, employment structure of households, and number of school-aged children are important case-specific factors. Among the alternative specific variables, proximity to fire brigade, proximity to railway station and proximity to school are significant variables. To highlight different opinions between income levels, different employment structure and households with and without school-aged children, conditional logit models for six subsamples were estimated and the results pointed out that the opinions of such types of households are not the same. To investigate the pull and push factors of migrant households, efforts were made to fit a multinomiallogit model. According to the results, reasons such as increase in investment, living nearer to relatives, marriage, changes in household size, dislike public transportation, dislike quality of surrounding, lack of physical safety, no longer available are significant push factors of migrant households. Concerning pull factors, no concrete reason, close to work, close to spouse's work, close to recreational sites, availability of cultural facilities, near to school and - child care center, good streets layout for walking and cycling, physical safety, familiarity of place and near • to family/relatives and friends are significant determinants of migrant households.
