The study was conducted during 2017-2018 fiscal year in Yesagyo Township to analyze the impact of Mya Sein Yaung Project in Yesagyo Township. Sample survey method, using primary information from households by using structured questionnaires’, descriptive method and multiple regressions were used in this study. Scope and limitation of the study is the three villages (Aung Nunn, Thahtaykone and Sin Chaung) which are the first Mya Sein Yaung project between 2014 and 2017 fiscal year.It was found that household size, economically active members, years of schooling for household heads and gender of household heads were found to be influential factors for poor level of those household in this township.The main business of the respondents has worked as farmer, mason, frankincense, sewing, livestock, retailer, fishing, casual laborer and loom in these villages. Waste system is very good but toilet condition is poor. Therefore awareness training of public health is needed for them. Majority of members opted for agriculture products.\nMajority of Livestock beneficiaries were found in villages like three villages. These reasons might have contributed to agriculture and livestock by more number of beneficiaries in three villages. Most of the landless beneficiaries had undertaken trade, output goods, professional and fishing to establishment of income generating activities in the study area under Mya Sein Yaung project activities. Saving condition acquisition was found significantly increased among beneficiaries who followed various income generating activities after Mya Sein Yaung project, the probable\nreasons might be due to more savings, because money was borrowed from Mya Sein Yaung project at low interest rate for investing in income generating activities.
